Residential Energy Certificates
If you are thinking of selling or leasing your property, the seller or landlord is responsible for ensuring a valid Energy Performance Certificate (EPC) is available to all prospective tenants or buyers.
The government has implemented legislation for residential and commercial properties which requires you to obtain an EPC.
Anyone wishing to sell their home now requires an EPC before their property can be advertised. EPCs form an essential part of Home Information Packs (HIP).
If you are letting property you will not need a HIP, however you still legally require an EPC to renew tenancy agreements or lease any property to new tenants.
Landlords looking for new tenants will not be allowed to market their homes or accept viewings for new tenants until an EPC is complete.
